There is no denying that certain areas of Toronto are very popular among real estate developers, as they know that some areas appeal a great deal to both prospective buyers and investors. This is one of the main reasons why the 771 Yonge Condos are being proposed by Menkes Developments, precisely at the intersection of Yonge and Bloor. In this area there are a number of developments which have grasped the attention of many, including the 1 Bloor East and The One. Now, these 771 Yonge Condos are being proposed, consisting of a 49 storey residential tower, just north of Bloor. The tower will be immediately across Asquith Ave. In fact they will be on the southeast corner of Yonge and Asquith.
The tower will be designed by Wallman Architects, who are highly renowned architects. Since there is a heritage building, the architects are going to see to its restoration. This building will be retained due to its historical value. The residential entrance will be facing Asquith Avenue. On the second floor, spreading across the third floor there are going to be some of the residential amenities of 771 Yonge Condos.
The tower shall comprise a total of 322 units and rise to a height of over 154 meters. There is also going to be a 7 meter mechanical penthouse which will make the total height reach up to over 161 meters.
The unit configurations that have been proposed include 7 bachelor units, 12 one bedroom units and 37 one bedroom + den. Then there will be 22 two bedroom and 14 three bedroom units, respectively.
The tower is going to look considerably slim, mainly due to the relatively small floor area. The floorplate is going to be 493 sq. mt. The tower is thus going to look considerably smaller when seen in contrast to neighboring developments. It is effectively going to be tucked away between two high rise towers.
There is no automobile parking space planned in the development, but there are 330 bicycle spaces proposed. This meets the city’s minimum requirement of at least 1 bicycle spot per unit. There is going to be a direct connection to the Hudson Bay complex through an underground level.
Apart from the expertise of the architects, the 771 Yonge Condos’ landscaping is going to be entrusted to the NAK Design Group. Outdoor greenery is going to be available above the second level so as to add a nice touch to the ambiance of this development.
The 771 Yonge Condos are literally going to be at the heart of Yorkville amid the invigorating and unique appeal of Downtown Toronto. They will be close to the subway and merely a 1 minute walk to the Yonge Station. The 771 Yonge Condos are just steps away from countless shops, restaurants and entertainment areas, as well as schools and the library. There are also a number of parks nearby such as the Asquith Green, the George Hislop Park and the Harold Town Park. There is also Queens Park, the ROM and the University of Toronto close by.
One can safely say that the residents of the 771 Yonge Condos are going to be within close proximity to anything they might need. In fact the 771 Yonge Condos have been given a perfect walk score of 100, and a near perfect transit score of 97 out of 100.
In terms of height, the site sits just north of the Yonge-Bloor “height peak” set out in Area Specific Policy 211. Located in the “height ridge” that surrounds the intersection itself, the 49-storey tower would rise above the 132-metre 2 Bloor East to the south.
The second floor of the restored heritage structure at 771 Yonge would house some of the residential amenities, which would also be spread out across the third floor of the podium. Of the total 23,636 m² GFA proposed, 188 m² would also be given over to new retail fronting Asquith Avenue, while 132 m² of existing floor area is slated to be retained for a total of 320 m² of non-residential GFA. In total, the new density proposed is 24.8 times the size of the lot.
No automobile parking is planned for the development, while a total of 330 bicycle spaces are proposed, meeting the City's minimum requirement of a 1/1 ratio of units and bicycle spots. Below grade, a single underground level would provide a direct connection to the Hudson Bay complex to the south. The project also includes landscaping by the NAK Design Group, with outdoor greenery seen above the second level.
