Markham Condos For Sale

Just to the north-east of North York, and only 30 km from the downtown core, Markham is a bustling community, and one of the most populous in the Greater Toronto Area.

Bordered on either side by Vaughan to the west, and Scarborough to the east, and with Richmond Hill to the North, Markham is the perfect middle ground between the hustle and bustle of downtown Toronto, and the more rural lifestyle of southern Ontario and the muskokas. Whether youʼre a commuter or working within itʼs very own vibrant community, Markham is a comfortable place to set down roots.

Like many of the more northern communities in the GTA, Markham is a gateway to the entire province. Major highways like the 404 and the 407 pass east-to-west through the entire GTA, and link up to highways like the 400, making short travel to Barrie and the Muskoka region.

Highway 407 in particular is set for a major extension, promising quick travel to communities like Peterborough by 2020.

Driving into Toronto is easy, but an even more convenient solution lies in Markhamʼs robust transit infrastructure.

Five stations on the Stouffville GO Train Line are within Markhamʼs borders, making commutes as central as Union Station in Toronto, simple, and affordable. The TTC also has several stops within the community, like Warden Avenue, Birchmount Road, McCowan Road and Markham Road, making North-South commutes seamless.

Travel within the York Region itself (Aurora, Markham, Newmarket, Richmond Hill, Vaughan, and Whitchurch-Stouffville) is simple too, with York Region Transit providing unparalleled bus service between the regionʼs many communities.

Markham is even home to Canadaʼs 11th busiest airport, the Toronto Buttonville Municipal Airport, permitting business commuter traffic to Ottawa, Montreal and Quebec City.

Job opportunity

Markham began as a farming town, with a vibrant community of mills, distilleries and breweries, but today is is known as Canadaʼs “Hi-Tech Capital”.

Many industry giants like IBM, Toshiba, Motorola, Apple, and many more have campuses and offices in the area, employing over a fifth of the areaʼs workforce. The moniker “Silicon Valley North” is well-earned, the technology sector in Markham is not only thriving, but projected to grow, thanks in part to the expansion of York University and Seneca College, which are in the beginning stages of setting up a technology-focused satellite campus within Markham itself.

School, parks

Currently home to a bustling Seneca College campus (HWY 7 & 404), and with plans for a joint York University/Seneca satellite campus in the near future, Markham is a great choice for post-secondary students. Easy commutes to the GTAʼs other colleges and universities means nothing is out of reach from Markham.

New and young families have many options, with secular and catholic school boards, all scoring high on standardized testing and Markham has one of the highest rates of graduates attending universities.

Average household income

Markham has an unemployment rate hovering just above the national average, with an above-average median household income of $86K.

Average household income is healthy too, sitting at around $119K, slightly above standard in the GTA. Average individual salary meanwhile is $51K.

Markham is far from itʼs agricultural roots - with many of itʼs citizens working within the Software Development Sector, the Information Technology sector, and the Engineering sector, residents of Markham enjoy a comfortable standard of living.

Condo/ Housing trend

Markham is set to continue itʼs tech-driven expansion into the third decade of the 21st century. The Downtown Markham project is in the beginning stages of rejuvenating a central neighbourhood, laying the foundation for a new urban core with many office buildings and campuses, as well as up to 10,000 new homes, all as part of a master- plan to cut down on urban sprawl, and bring more density to the region.

In these early stages of a new housing boom, itʼs helpful to look at the selling prices of pre-construction condominiums, and for Markham, those numbers are encouraging. Currently, Markham homes see prices rising every year, currently sitting around $730 per square foot, with pre-construction condos sitting in the mid $400K range.

The average rental rate is healthy too, usually around $2k, but demand for condos is high, with many young professionals and new families looking for homes near the many Fortune 500 companies headquartered within Markhamʼs boundaries.

Now is a fantastic time to invest in a home in Markham. The foundation has been laid for a new, refocused, sustainable housing market and business sector, and with countless condominium projects in pre-construction phases, Markham is a neighbourhood on the rise!
